Two Possible Solar Paths
Front-of-the-Meter / Export Solar Roof Lease
A solar developer leases the rooftop, installs and owns the system, and exports power to the grid. The property owner receives lease income — typically an annual rent payment. This structure is most common on large commercial rooftops in areas with strong solar incentives or utility interconnection.
Behind-the-Meter (BTM) Power Purchase Agreement
The solar system is designed to serve the building's or tenant's electric load directly. The building owner or tenant purchases power at a discounted rate from the developer. The owner may receive a hosting fee or reduced energy costs. This structure depends on building load profile, tenant cooperation, and utility billing structure.
What Solar Developers Look For
- Large flat or low-slope commercial rooftops (10,000+ sq ft preferred)
- Roof age under 10–12 years, or recently replaced
- Good structural capacity — able to support panel weight
- Minimal shading from adjacent buildings, trees, or rooftop equipment
- Strong utility/grid access and interconnection potential
- Owner-controlled roof rights (not encumbered by tenant lease)
- High building or tenant electric load (for behind-the-meter PPA structures)
When Solar Doesn't Work
- Poor roof condition requiring replacement before developer will commit
- Excessive shading or restricted airspace
- Small roof area (under 5,000 sq ft is usually not viable)
- No interconnection capacity or utility territory constraints
- Restricted roof rights held by master tenant or ground lease
