How We Source, Screen, and Represent Owners Through the Alternative Leasing Process
A structured, owner-first process from initial review through lease execution — with professional representation at every stage.

Preliminary Property Review
We review the submitted property information, including address, building type, available spaces, site conditions, and owner goals. This allows us to form an initial view on whether alternative uses may be viable before investing significant time.
Identify Possible Alternative Uses
Based on the property profile, we identify which operator categories are most likely to have interest — solar, battery storage, truck parking, wireless, outdoor storage, and others. We narrow to realistic candidates based on site conditions and market demand.
Collect Property Information
We work with the owner to gather the information operators will need — aerials, site plans, roof or lot measurements, utility information, zoning confirmation, and photos. This is done collaboratively and at no cost to the owner.
Create Site Packet
We prepare a professional, one-page site packet summarizing the opportunity. This is the document we use in operator outreach. It presents the property clearly and confidentially, without overcommitting the owner.
Match Property to Operator Categories
We match the site packet to operators in our network who have confirmed interest in sites with the relevant characteristics — location, size, zoning, utility access, and available space type.
Run Targeted Outreach / RFP
We run a targeted outreach or RFP process with qualified operators. We handle introductions and manage the solicitation. All operator communications are filtered through us — the owner's identity and details are not shared without authorization.
Review Proposals With Owner
Any proposals received are reviewed in detail with the owner. We explain terms, compare offers if multiple are received, and provide our professional assessment. The owner retains full decision-making authority at every stage.
Support Negotiation and Lease Execution
We support the owner through final negotiations and coordinate with legal counsel as needed. Our representation continues through to lease execution.
Owner Representation
Mike Pelzar CRE operates as the owner's representative throughout this process. We have a fiduciary duty to the property owner — not to developers, operators, or other parties.
Not every property will qualify, and not every outreach will generate proposals. Opportunities depend on operator demand, site conditions, utility access, zoning, and the economics of each specific situation. We are transparent about this from the start.
