EV charging operators seek commercial parking lots, retail centers, fleet yards, and high-traffic sites. Deals range from direct rent leases to revenue share and amenity-based host agreements.

Deal Structures

How EV Charging Deals Are Typically Structured

Ground / Space Lease

A charging operator leases dedicated parking spaces or a defined area and installs, owns, and operates the equipment. Owner receives rent per space or area.

License Agreement

A shorter-term or more flexible arrangement where the operator licenses the use of spaces. Often used for initial installations with renewal options.

Revenue Share

The owner contributes the space (and sometimes power infrastructure) in exchange for a percentage of charging revenue. Income is variable but no upfront cost.

Host Agreement / Amenity Structure

The charging provider installs at no cost to the owner in exchange for space. May not produce direct rent but improves property amenity value and tenant attraction.

Fleet Infrastructure Partnership

For properties with significant fleet activity, a structured arrangement to install dedicated fleet charging capacity — often involving utility program incentives.

  • Retail centers with high customer traffic and extended dwell times
  • Highway-adjacent or interchange-area commercial properties
  • Hotels, hospitality, and extended-stay properties
  • Dense commercial corridors with strong consumer traffic
  • Fleet yards, logistics centers, and delivery depot areas
  • Industrial parking areas with high vehicle throughput
  • Properties with strong existing electrical service or upgrade potential
  • Properties near distribution grid infrastructure

Important: Not every EV charging deal produces direct rent income. Some arrangements are revenue share or amenity-based. Pelzar CRE evaluates the realistic opportunity for each property and is transparent about what structure, if any, makes sense. We do not install or sell charging equipment.
