Battery Storage Developers Are Actively Seeking Sites

BESS developers lease land or parking areas near utility infrastructure on long-term ground leases. The right commercial or industrial parcel — especially near a substation or in a constrained grid area — may command significant long-term lease income.

Deal Structures

How Storage Site Leases Are Typically Structured

Ground Lease

The storage developer leases a defined portion of the property for a fixed term — often 20–25 years — and pays annual rent. The developer owns and operates the battery system. The owner receives stable lease income.

Site License

A shorter-term, more flexible arrangement where the developer licenses use of the land or parking area. Less common for permanent BESS installations but used in some pilot or interim-phase projects.

Best Candidates

What Storage Developers Look For

  • Excess land or underutilized parking lot edges (typically 5,000+ sq ft per MW)
  • Industrial, warehouse, or heavy commercial parcels
  • Properties in close proximity to utility substations or distribution infrastructure
  • Sites in constrained grid areas where storage has high utility value
  • Zoning that allows energy infrastructure or storage use
  • Secure perimeter — fencing capacity or screened access
  • Adequate truck and equipment access for installation and maintenance
Common Deal Killers

When Storage Doesn't Work

  • No interconnection capacity or utility interest in the area
  • Zoning prohibition on energy storage or industrial use
  • Residential adjacency creating fire code setback conflicts
  • Site too small or oddly shaped to accommodate the required footprint
  • Poor access for heavy equipment
